When you buy a real estate property with the intention of disposal or resale at much later time for profit, then this makes the property a real estate investment. Real estate investors do this all the time; whether it's for a land or building, so long as they can reap profits from it. First time homebuyer's consider their houses as a sound investment because eventually with a growing family they will have to move out and sell the property for a profit. Real estate investors find real estate investment as a really profitable business endeavor. Although the market is volatile, the ROI is still encouraging. More often than not, buying real estate is a win-win situation. Consider a piece of real estate that you can either rent out and get a steady stream of income or sold at a profit. Either way you benefit monetarily from both transactions as the owner. In most cases, property values seldom depreciate but often appreciate in value depending on the economic fundamentals of the country. Large scale real estate investment include financing housing subdivisions that may have over 500 housing units; multi-story apartment buildings of up to around 20 storeys high; or multi-storey residential and office condominiums. Investors prefer this type of real estate investment especially those located on areas near the central business district (CBD) where property values escalate. Besides, these types of buildings increase occupant density because each apartment or condominium can accommodate over 200 families. Moreover, most house hunters rely mostly on housing units around CBD's because of its accessibility to work areas. For those with small investment capabilities, you can always avail of real estate financial instruments. This form of real estate investment allows investors to purchase and own stocks from a publicly held housing developer. In effect, you become part owner of a real estate property given your shares of stocks and this makes you eligible to a share of the earnings that will be generated from the housing project. You don't have a stake in management though because it becomes the duty of the developer to make the venture profitable. This form of stock option is not dependent on economic fundamentals but on the profits accrued in the sale of a tangible property. |
