The average person often perceives the task of finding worthwhile properties for sale as easy because of the many resources available to an investor. An investor can get in touch with real estate agents, farmers, developers and other investors or check out bulletin boards, flyers, the Internet and the property section of newspapers. Likewise, he can either approach developers that sell land or verify the availability of government land for sale with the Land Management Bureau. Government lands for sale are excess, undeveloped public properties that can no longer be utilized for government projects. These public domains are sold because of the government's confidence that selling to private investors could expand developments. However, government lands for sale are rarely available due to the existence of a Congressional mandate that stipulated to retain lands for public ownership. Under a modified competitive bidding, the participating investors are limited only to those whose interest are deemed fit to the purchase of the public land. Direct selling on the other hand involves the process of offering the public land to an individual or corporation that share the same interest with the government while competitive biding refers to a public auction where any interested investor can participate. It is important that a fitting buyer is chosen because not all business proposals offered by investors will benefit the public in the long run such as a form of community expansion. So why do investors still consider government lands for sale when the process of acquiring it is meticulous? The primary reason is that government lands are usually situated on prime locations that are deemed ideal for business establishments. Thus, regardless of difficulties inherent in the process of acquisition, investors are willing to endure it. So do you still believe that finding an available land for sale is easy? Think again. |
